Core Purpose
The primary mission of this role is to spearhead and supervise the project development lifecycle. The incumbent ensures that all business plan goals—specifically design excellence, launch timelines, and budgetary constraints—are successfully met.
Functional Accountabilities
Design & Value Engineering: Evaluate design drafts for commercial and technical soundness; lead value engineering initiatives to align project costs with target budgets without compromising requirements.
Aesthetic & Intent Safeguarding: Audit architectural submissions during delivery to protect the “look and feel” and ensure the final product matches the original design vision promised to investors.
Governance & Ethics: Operate strictly within the DHRE regulatory framework, maintaining high legal and ethical standards in line with corporate governance.
Business Case Leadership: Formulate and provide expert input for project business cases, encompassing procurement, design, and financial strategies to secure stakeholder buy-in.
Strategic Planning: Define the roadmap for the development pipeline and manage interdisciplinary teams—spanning Finance, Legal, Sales, Engineering, and Marketing—to ensure optimal resource use.
Lifecycle Management: Direct every phase of the development journey, including initial feasibility, master planning, consultant/contractor selection, and final project execution.
Brief Preparation: Supervise the creation of project-specific design and development briefs to ensure they reflect the intended strategic goals.
Risk Management: Identify and record technical, financial, and resource risks at the project and portfolio levels; prioritize and lead mitigation efforts to protect profit margins.
Consultant Oversight: Manage external consultants to minimize risks and keep executive leadership updated on critical project shifts.
Performance Feedback: Deliver consistent updates on feasibility results, project milestones, and business plan alignment to meet organizational expectations.
Stakeholder Diplomacy: Maintain productive relationships with partners and business affiliates to facilitate seamless delivery and strategic synergy.
Candidate Requirements
Background: 6–8 years of experience in design, project management, or development management, with at least 4 years in a senior role within the real estate sector.
Education: Bachelor’s degree in Engineering, Architecture, or Real Estate Development (Master’s degree preferred).
Accreditation: Project Management Professional (PMP) Certification is required.
Technical Proficiency: Advanced knowledge of UAE real estate regulations, industry standards, AutoCAD, and the MS Office suite.
Financial Mastery: Strong fiscal acumen, including the ability to interpret financial statements, manage cash flows, and oversee project budgets.
Leadership Traits: Strategic thinker with the ability to inspire diverse professional teams and manage multiple projects under high pressure.
Soft Skills: Superior negotiation, interpersonal communication, and analytical skills with a meticulous eye for detail.
