Job Summary

The Terminal Property Management Representative at the Vancouver Airport Authority (YVR) is a specialized real estate and operations role within the Commercial Services Department. You are responsible for the “Non-Aeronautical” footprint of the airport—managing leased spaces for airlines, government agencies (like CBSA or CATSA), and various service providers. This role requires the “wit” to navigate complex commercial real estate law and the “grit” to resolve infrastructure-related tenant disputes in a dynamic, 24/7 terminal environment.

Job Details

  • Employer: Vancouver Airport Authority (YVR).

  • Location: Sea Island (Richmond/Vancouver), BC.

  • Position Type: Permanent, Full-time (37.5 hours/week).

  • Salary Range: $73,738 – $96,377 per annum.

  • Revenue & Space Optimization: Identify collaborative opportunities to maximize real estate value through efficient space use.

  • Lease Administration: Draft detailed instructions for Legal Services regarding new leases, renewals, and extensions; meticulously review legal documents for accuracy.

  • Inventory & Financial Oversight: Maintain a precise inventory of all non-concession premises, ensuring property tax, billing, and reporting are updated.

  • Tenant Operations: Manage the full lifecycle of tenant move-ins and move-outs, including inspections to ensure premises meet lease standards.

  • Conflict Resolution: Resolve tenant disputes specifically related to construction or infrastructure interruptions that impact daily operations.

  • Maintenance Coordination: Schedule general maintenance for leased areas, including janitorial services and carpet cleaning.

Candidate Profile

  • Experience: At least 5 years of recent, related experience in property and project management.

  • Education: 2-to-3-year certificate or diploma (Property Management Certificate preferred).

  • Professional Designations: CPM (Certified Property Manager) or RPA (Real Property Administrator) is considered an asset.

  • Technical Wit: Ability to read CADD drawings and a solid understanding of commercial real estate law and contracts.

  • Soft Skills: Strong negotiation, critical thinking, and the organizational ability to prioritize conflicting tenant requirements.

  • Aviation Context: Knowledge of airport environments, security protocols, and procedures is a significant advantage.

Technical Insights: The Terminal Property Lifecycle

Property management in an airport differs from standard commercial real estate due to the unique “Airside” and “Landside” constraints.

  • Non-Concession Management: Unlike retail stores (concessions), your portfolio consists of the operational “backbone”—airline offices, government kiosks, and contractor storage.

  • Spatial Strategy: You must balance the immediate space needs of a tenant against the long-term master plan of the Airport Authority.

  • Regulatory Compliance: Every tenant move-in or renovation must align with strict Transport Canada security and safety standards.
