Mission of the Role
The purpose of this position is to direct the project development lifecycle, ensuring that all commercial objectives—such as design excellence, launch schedules, and financial budgets—are successfully realized.
Core Accountabilities
Technical & Commercial Auditing: Assess design drafts for regulatory and commercial viability; spearhead value engineering to align costs with target budgets while maintaining high technical standards.
Aesthetic & Intent Supervision: Verify architectural submissions for “look and feel” during the execution phase to protect the original design vision and ensure buyers receive exactly what was promised.
Ethical & Legal Governance: Conduct all activities within the established DHRE framework to uphold professional ethics and maintain total compliance with corporate and regulatory policies.
Business Case Development: Create and refine financial, procurement, and design inputs for project business cases, ensuring they match organizational strategy and secure stakeholder approval.
Strategic Coordination: Devise strategies for the development pipeline and lead diverse teams—spanning Legal, Finance, Marketing, Sales, Engineering, and Architecture—to synchronize goals and resources.
End-to-End Leadership: Oversee every development milestone, from initial feasibility and master planning to consultant appointments and final project delivery, ensuring all technical steps follow corporate protocols.
Brief Management: Direct the creation of specific development and design briefs to ensure they accurately capture the strategic intent and project goals.
Risk Mitigation: Document and evaluate financial, technical, and resource risks at the portfolio level; prioritize and implement strategies to protect turnover and profit targets.
Consultant Management: Supervise external consultants to minimize project risks and keep executive leadership informed of any critical shifts in development.
Performance Reporting: Deliver consistent updates on feasibility results, project advancement, and potential risks to ensure the work remains aligned with organizational goals.
Stakeholder Diplomacy: Maintain productive relationships across all levels, coordinating with partners and affiliates to facilitate smooth delivery and strategic harmony.
Candidate Profile
Professional Background: A minimum of 6 to 8 years in real estate, project management, or development, including at least 4 years in a senior capacity within the industry.
Educational Credentials: Bachelor’s degree in Engineering, Architecture, or Real Estate Development (Master’s degree is a plus).
Certifications: Project Management Professional (PMP) credential is required.
Industry Knowledge: Deep understanding of real estate development cycles, industry benchmarks, and local regulations.
Software Skills: Highly proficient in AutoCAD and the Microsoft Office suite.
Core Competencies: Strong project planning and risk management skills; financial acumen regarding cash flow and project budgets; strategic thinking to implement business plans.
Leadership & Influence: Proven ability to guide multidisciplinary teams and manage high-level stakeholder expectations through excellent communication.
Analytical Skills: High attention to detail for reviewing technical documents and strong negotiation skills for contract management.
Operational Agility: Capable of managing several projects simultaneously under tight deadlines.

Who Can Apply
This position is open to Senior Development Managers and Senior Architects who possess a strong track record of delivering residential or commercial assets within the UAE’s real estate market. Ideal applicants are those who hold a PMP certification and have successfully managed multidisciplinary teams through the complex transition from design to delivery. If you are a strategic thinker with a Bachelor’s degree in Architecture or Engineering and have at least four years of senior-level experience specifically within a developer or real estate environment, you are encouraged to apply.
