Key Responsibilities

The Post-Contract Designer serves as the design guardian during the build cycle:

Site Representation & Coordination: Act as the primary design lead on-site; Attend technical coordination meetings and ensure the contractor’s execution aligns with Issued for Construction (IFC) drawings.
Technical Review: Critique and approve contractor shop drawings , material submittals, and physical mock-ups to ensure compliance with the original aesthetic and functional specifications.
Problem Resolution: Proactively resolve site clashes (specifically with MEP and structural elements) by developing rapid, practical technical details that maintain design integrity.
Quality & Material Control: Conduct regular inspections to verify that installed finishes match approved samples; supervise the installation of custom FF&E (Furniture, Fixtures, and Equipment) and bespoke joinery.
Documentation Management: Respond to contractor RFIs (Requests for Information) , issue clarification sketches, and maintain meticulous drawing registers to support the final As-Built documentation.
Value Engineering: Assist in cost-optimization exercises without sacrificing the high-end finish standards expected by the client.
