Terminal Property Management Representative

Website Vancouver Airport Authority

Job Summary

The Terminal Property Management Representative at the Vancouver Airport Authority (YVR) is a specialized real estate and operations role within the Commercial Services Department. You are responsible for the “Non-Aeronautical” footprint of the airport—managing leased spaces for airlines, government agencies (like CBSA or CATSA), and various service providers. This role requires the “wit” to navigate complex commercial real estate law and the “grit” to resolve infrastructure-related tenant disputes in a dynamic, 24/7 terminal environment.

Job Details

  • Employer: Vancouver Airport Authority (YVR).

  • Location: Richmond/Sea Island, BC (Delta/Metro Vancouver area).

  • Position Type: Permanent, Full-time.

  • Salary Range: $73,738 to $96,377 per annum (based on a 37.5-hour work week).

  • Reporting To: Manager, Commercial Services.

  • Core Focus: Management, planning, and administration of non-concession terminal leased spaces.

Key Responsibilities

  • Revenue Optimization: Develop collaborative opportunities with internal and external partners to maximize real estate value through efficient space allocation.

  • Lease Administration: Provide detailed instructions to Legal Services for new leases, renewals, and extensions; meticulously review all legal documents for accuracy before distribution.

  • Inventory & Financial Management: Maintain an accurate database of all leased premises, ensuring up-to-date reporting for property taxes, billing, and inventory audits.

  • Tenant Relations & Logistics: Coordinate the entire tenant lifecycle, from move-in inspections to move-out compliance checks.

  • Operational Conflict Resolution: Serve as the primary point of contact for resolving tenant disputes, particularly those involving construction interruptions or infrastructure failures.

  • Facility Coordination: Oversee general maintenance schedules for leased areas, including janitorial services and specialized cleaning (e.g., carpets).

Candidate Profile

  • Experience: At least 5 years of recent property and project management experience.

  • Education: 2-to-3-year certificate or diploma (Property Management Certificate preferred).

  • Professional Designations: CPM (Certified Property Manager) or RPA (Real Property Administrator) designations are significant assets.

  • Technical Wit: Ability to read CADD drawings and a strong understanding of commercial real estate law and contracts.

  • Soft Skills: Exceptional negotiation skills and the independent decision-making ability required to prioritize conflicting tenant needs in a fast-paced environment.

  • Aviation Context: Sound knowledge of airport security protocols and procedures is considered a strong asset.

Technical Insights: The Terminal Real Estate Lifecycle

Managing property in an airport is distinct from standard commercial real estate due to the “Sterile” vs. “Public” zoning.

  • The “Non-Concession” Portfolio: Unlike retail shops (concessions), your portfolio includes “back-of-house” spaces—airline crew lounges, government screening offices, and contractor storage. These spaces are vital for the “Integrity-first” operation of the airport.

  • CADD & Space Planning: You will use Computer-Aided Design and Drafting (CADD) to visualize how new airline offices or government kiosks fit into the terminal’s existing footprint without disrupting passenger flow.

  • Security Compliance: All tenant move-ins and maintenance work must comply with strict Transport Canada security regulations, meaning you must coordinate access for un-badged contractors.
